The highest score for most livable status is 100, with calculations including amenities, cost of living, crime rates, education (high school graduates), employment (income), housing (median home price) and weather.  On a national scale, Fort Myers scores a 61, which is lower than the state score of 68. It gets an A+ for great weather and amenities, but the average is brought down for poor grades for income, total crimes and low graduation rates (compared to the state’s average). Cape Coral scores higher at 75 (high marks for weather, amenities and crime; low marks for employment and education).

Just 6 miles from Fort Myers and across the Coloosahatchee River from Cape Coral, McGregor ‘s 7,600+ residents enjoy access to waterways and nearby islands, yet have some shelter from the open ocean. Due to the water features, residents are tightly packed in this desirable neighborhood. The median home price for a single-family home is $237,600 and over 70 percent of residents own homes.

Whiskey Creek

This is a deed-restricted neighborhood (HOA) first developed in 1970. There’s a strong sense of community in this upper-middle-class suburban enclave. Since home prices haven’t risen as much as the state, it takes a little hit on the most livable Cape Coral-Fort Myers list. The median home price is $169,800 and over 90% are homeowners. Expect to find the majority of family-sized homes between $200K and $300K.

Punta Gorda

Punta Gorda is its own city but worth mentioning since its only 22 miles from Cape Coral-Fort Myers. Jutting into Charlotte Harbor, it’s been settled since the mid-1800s. Punta Gorda is historically known for a racially diverse population that worked and lived together well (it’s mostly Caucasian now). These homes are ideal for boaters, as the majority have canal access leading to the Peace River and Gasparilla Sound-Charlotte Harbor. The median sold price (single-family) is $160,000.

Matlacha

This island east of Pine Island and northwest of Cape Coral is home to loyal locals and frequented by eager vacationers. Brightly-colored homes and hangouts bring a lively sense of Caribbean-style fun. Most homes back to water and have boat docks. While tourism is a big part of the economy, it’s also a source of inconvenience to residents. If you’re looking for national retailers and chain restaurants, this isn’t the place for you. The median home price is $336,300 and 60.3% are homeowners.

Fort Myers Beach

Resorts take a big slice of the sandy beaches on the bay side, while homes backing to canals are on the Matanzas Harbor side. Life’s truly a beach here but its relatively high home prices keep it from getting a higher score on the most livable Cape Coral-Fort Myers list. Median home price is $358,800 (for a small 2-bedroom home/condo) and 77.2% are homeowners. This is a pretty desirable locale for buyers looking for a vacation home.
