Phoenix master planned communities are known for a variety of built-in amenities, including recreation centers, trails, community events and shopping. It’s a family-friendly oasis of resort-style living. We asked local real estate expert Michael Velasco to identify three sought-after communities in the region still building new homes.

Note that each of these communities is part of a homeowners association, so expect monthly dues. Activities such as golf are extra, though there are usually discounts for residents.

Fulton Ranch

Fulton Ranch is an enormous 520-acre lake-based master-planned community with customs, single-family homes and townhomes. There are 28 acres of lakes with streams and waterfalls for charm. This upscale community is adjacent to Fulton Ranch Towne Center, a 350,000-square-foot shopping center. You’ll also find the amenities you expect: pools, parks, recreation.

Location: Fulton Ranch is in south Chandler, about 29 miles southeast of Phoenix.

The Reserve

This community is in closeout, but there are some homes available in four models up to five bedrooms. It’s in a gated enclave of 218 patio homes.


Geared toward entertaining, these charming Mediterranean-inspired villas range from two to three bedrooms, sporting balconies/covered patios and luxe finishes. By Serenity Development with starting prices ranging from $294,900 to $299,900.

Here you’ll find 72 acres of lakes, a resort-style pool, golf club, nature trails and parks, plus all kinds of built-in things to do, from pickleball to the arts. This community also has a dedicated 55+ neighborhood. The 50-foot Star Tower is the perfect vantage point for views of the landscape and the heavens.

Location: Set against the Estrella Mountain Regional Park, this quickly-growing community is 30 miles southeast of Phoenix.

Mountain Bridge, Mesa

If you value open space, Mountain Bridge reserved 45 percent of its property for desertscapes and parks, plus many homes don’t back to another house. Homes mirror an old-world style of stone, courtyards and tile roofs. The signature Rustic Bridge connects the north and south sides of the community over McKellips Road.
